No. 01The agency

Harbourline is an agency of twelve on Military Road. Every owner gets a straight answer, an honest figure and a campaign as public or as private as they would like.

Kate Morrow opened the agency in 2012 with a simple idea: tell people what their home is worth, not what they would like to hear, and then work hard to do better. The same idea runs through our property management, where landlords and tenants reach a person, not a recorded message.

No. 02On the books

A few homes, given the room they deserve.

Each home we represent is presented as a folio: considered photographs, plain particulars and a guide we can explain. These three are sample listings.

No. 03Selling and leasing

Two ways we look after a home.

Selling

An honest appraisal, then a plan you agree to.

We start with a figure we can defend and a frank view of who is likely to buy your home. Then you choose the campaign: a full public launch, a quiet off-market introduction, or one followed by the other.

  • Appraisals in person, at your home
  • Auction or private treaty
  • Off-market campaigns for owners who value privacy

Property management

A team that answers the phone.

Landlords get a property manager who knows the home and the tenant. Tenants get a call back when something breaks. None of it is complicated, and it is what we are known for.

  • Leasing and careful tenant selection
  • Rental appraisals for new landlords
  • Routine inspections and clear reporting

No. 04Off-market

Some homes are never advertised.

Plenty of owners on the lower north shore would rather their neighbours did not read about their sale. An off-market campaign keeps it between you, us and a short list of serious buyers. No signboard, no portal listing, no Saturday crowd.

By private introduction
  1. 01

    A private appraisal

We visit, talk through the figure and agree whether an off-market sale suits the home.

  2. 02

    A short list

We introduce the home to buyers we have already met, one conversation at a time.

  3. 03

    A quiet result

If the right offer comes, you sell without a public campaign. If not, the home can still go to market.

No. 05Where we work

Five suburbs between the harbour and Military Road.

We keep our patch small on purpose. These are the streets we know by their trees, their views and their quirks.

  2. 02CremorneBungalows, jacarandas and the village feel just off Military Road.
  3. 03Neutral BayArt Deco apartments, close to the wharf and the shops.
  4. 04Cremorne PointWater on three sides and the foreshore walk at the door.

No. 06Appraisals

What is your home worth, honestly?

Ask for an appraisal and we will come to you, walk through the home and give you a figure we can stand behind. There is no obligation to list with us.
